CONCEPTUAL STAGE

In the beginning, the preliminary assessment of the site and the collection of data related to it is of great importance. The first step in the process is to take precise dimensions of the object, as well as to get acquainted on the spot with its specifics. We prepare all the project documentation and all graphic materials necessary for the implementation. After finalizing the project decision we move on to construction.

DEVELOPMENT OF DRAFTS

Typically, several design options are explored and evaluated in the schematic design phase. The goal is to find the right design concept without getting lost in the details prematurely. This process is based on the analysis of the site described above, as well as a study of local building traditions and materials.

FINALIZING THE VISION

The project begins to take shape, first as a free sketch, and later as CAD plans and 3-D models. As constraints are encountered and different possibilities are explored, we work closely with the client to focus the project's goals on innovative design that combines function, form, environment and budget.

In the design development phase, the solution that emerged from the schematic phase is refined and the structure of the building is developed. There is still a lot of interaction with the client; for example, when optimizing the layout of the kitchen or discussing the layout of the furniture. In a commercial project, the focus shifts to issues such as space optimization or adaptability. Interaction with consultants is intensified, usually involving structural and technical engineering. Larger, more complex projects may require geologists, geotechnical and civil engineers, landscape architects, lighting or interior designers, acoustic engineers, etc. Attracting a contractor early is reasonable for any type of project, mainly to help estimate costs and allow adjustments while still being relatively easy. At the end of the design, all the main parameters of the building are established.

PREPARATION OF FINAL DOCUMENTATION

Construction documents are time-consuming for design professionals, and client input may include choosing finishing materials, deciding on building components such as windows, or reviewing electrical-mechanical layouts. The main part of the work is to include the structural design and create a coherent set of plans with all the information necessary to obtain a building permit. The complete design documentation is constantly agreed between all specialists working on the project, which guarantees maximum and fast results . Often the details go beyond the minimum scope required for a permit to ensure the architectural character and structural integrity of the building. While good passive solar design is at the heart of successful green building, active design strategies such as photovoltaic systems, solar thermal hot water or heat pumps can lead to complete energy independence. Nodica studio has extensive experience with innovative building systems, whether for energy, water conservation or resource efficiency.

SUBMISSION OF THE PROJECT

Once the project is ready for implementation, it is the contractor's responsibility to implement the plans and design we envision. However, a certain level of supervision is needed to ensure the proper implementation of the project and to ensure that the building reaches its potential. Requests for clarification or additional details may come from the work site. Good communication between the contractor and the architect is in the best interest of the client, and regular visits to the site during construction are of great value to us.
